How to read the Green Villa 2 price list
A real-estate price list looks intimidating the first time, but it has only two parts: the Base Selling Price (BSP) of the villa, and everything else that sits on top. Once you understand what BSP includes and what "other charges" mean, you can calculate an approximate all-inclusive amount in a minute — and, more importantly, you know exactly which line to question when you compare Green Villa 2 with any other villa or apartment in the belt.
What BSP means
Base Selling Price is the per-square-foot rate the builder charges for the built-up area of the villa. At Green Villa 2, BSP is ₹5,299 / sq.ft. — the same rate for all five plot sizes in Block-D, W.E.F. 01-04-2026. Multiply BSP by the built-up area to get the base amount. Example: 1,680 sq.ft. × ₹5,299 = ₹89,02,320. That is the base for the entry-level 70 sq. yd. villa. BSP does not include PLC, EDC, IDC, meter, submersible, GST or stamp duty — all of those are extra and are listed above.
What is extra over BSP
- Corner PLC — 7.5% of BSP. Only applies if you pick a corner plot. A corner plot on a 100 sq. yd. villa adds roughly ₹9.5 Lakh over the base amount, before any other charge.
- EDC (External Development Charges) — ₹50 / sq.ft. Funds external infrastructure (roads, drainage, sewer trunk lines) around the township.
- IDC (Infrastructure Development Charges) — ₹50 / sq.ft. Funds internal infrastructure inside the township.
- Electric meter (3 KVA) — ₹75,000. One-time connection charge for the electricity meter in your villa.
- Submersible provision — ₹40,000. One-time charge for the underground water arrangement your villa is served by.
- GST — 5% on total cost, as applicable. GST and statutory charges shall be applicable as per the latest price list, transaction stage and prevailing government norms. Please confirm exact GST applicability for your specific unit before booking.
- Stamp duty & registration. In UP, typically 7% for male buyers / 6% for female buyers (with a rebate up to a cap) plus 1% registration on the sale-deed value.
- Legal / government charges. At actuals as applicable.
How to calculate an approximate all-in amount
Take the base amount from the table above. Add EDC + IDC (₹100 × built-up sq.ft.). Add corner PLC (7.5% of BSP × built-up) only if you are picking a corner. Add ₹1.15 Lakh for meter + submersible. Add GST on total cost (currently 5% as per the latest price list). Add estimated stamp duty and registration on the registered value.
